Signs of attic mold
- Gray, green or black staining on the underside of the roof decking, often along the rafters or near the eaves
- Damp, matted or stained insulation
- A musty smell in upstairs rooms or when the attic hatch opens
- Water stains on the ceiling below
What causes it
Moisture gets in faster than it leaves. The usual causes:
- Roof leaks: missing shingles, failed flashing or storm damage
- Vents that dump indoors: bathroom fans or dryer vents ending in the attic instead of outside
- Poor ventilation: soffit vents blocked by insulation, or too little ridge or gable venting
- Sweating ductwork: AC ducts or an air handler in the attic can collect condensation when humid attic air meets cold metal
How attic mold remediation typically works
Methods differ, so ask for the scope in writing. A careful job usually follows these steps.
Fix the moisture source
The roof repair, vent reroute or duct insulation comes first, often by a roofer or HVAC contractor.
Protect the house
The attic hatch and ceiling openings are sealed off, and a HEPA air scrubber may run during work.
Remove wet or moldy insulation
Damaged insulation is bagged and removed, which also exposes the ceiling joists.
Clean the decking and rafters
Growth is HEPA vacuumed, scrubbed, sanded or blasted, depending on the company. Soft or rotted decking is replaced.
Dry, document and reinsulate
Moisture readings confirm the wood is dry, you get a written report, and new insulation goes in once ventilation is right.
Attic mold in New Orleans
New Orleans summers are long and humid. From June through August the average dew point at the airport is about 72–74°F (NOAA), and the area gets about 63 inches of rain a year. An attic that is poorly vented, or that has a small roof leak, can stay damp for weeks.
Storms are the other big cause. Hurricane Ida (August 2021) brought damaging winds to the metro; the NWS measured 72 mph sustained winds in Mandeville and 99 mph in LaPlace. Hurricane Francine (September 2024) brought gusts of 68 knots at the airport (NWS). Any roof damage that lets rain in, even a slow drip under a tarp, can start attic mold.
Older houses add their own issues. The median home in New Orleans was built in 1960 (American Community Survey 2020–2024), and older attics may not be vented to today's standards. Where ductwork or an air handler runs through the attic, the same checks apply in homes from Metairie and Kenner to Slidell and Mandeville and Covington. When the problem is inside the ducts themselves, see HVAC and duct mold.
Mold cleanup itself usually isn't permitted work, but in New Orleans drywall replacement generally needs a permit, as do electrical, plumbing, roofing and historic-district exterior work. Your rebuild contractor should pull it. Other parishes have their own rules. In New Orleans, roofing work generally needs a permit, and the roofer should pull it.
What attic mold removal costs
| Item | Typical range | Source |
|---|---|---|
| Attic | $1,500–$9,000 · $1,000–$4,000 | Fixr, Aug 2025 · This Old House, Mar 2026 |
| Per square foot | $10–$30 · $10–$25 | Fixr, Aug 2025 · This Old House, Mar 2026 |
| Mold remediation, typical job | $1,500–$9,000 (avg ≈ $3,500) · $1,200–$3,750 (avg ≈ $2,300) | Fixr, Aug 2025 · This Old House, Mar 2026 |
Roof repair, new insulation and venting changes are usually priced separately. Attic jobs that include new decking or a large area can reach Louisiana's license line. Louisiana requires a Mold Remediation license from the Louisiana State Licensing Board for Contractors (LSLBC) for mold remediation projects of about $7,500 and up (La. R.S. 37:2150.1). Before you sign, look up the company's license on the LSLBC website or the LA Contractor app. Run your numbers on the cost page.
Insurance and roof damage
Flood damage goes to your flood (NFIP) policy, and wind, roof and plumbing damage usually goes to your homeowners policy. Mold coverage depends on the cause and your policy's mold limits. FEMA says NFIP policyholders must take steps to limit mold after a flood and should talk to their adjuster before signing a cleaning or remediation contract. Photograph the roof and attic before repairs.
Health note
The EPA and CDC describe the main health effects of indoor mold as allergic and irritant reactions. People with asthma, allergies or a weakened immune system may be more sensitive. If anyone in the home has symptoms, see a doctor. A mold company can clean a house, but it cannot give medical advice.
When to call a company, and when DIY is fine
EPA says homeowners can usually handle a moldy area of less than about 10 square feet, and Louisiana lets owners and tenants do their own mold work without a license (R.S. 37:2157). Most attic mold covers far more than that, and disturbed insulation spreads dust into the house. Get quotes if the staining spreads across several rafter bays, the insulation is wet, or you cannot find the moisture source. Renters should report attic leaks and ceiling stains to the landlord in writing.
Questions to ask every company
- What is your LSLBC license number and classification? (Look it up on the LSLBC website before you sign.)
- Will you give me a written contract, signed and dated by everyone, with your license number, the full scope and the total price (R.S. 37:2159)?
- Can you send current certificates of liability insurance (at least $100,000) and workers' compensation (R.S. 37:2156.1)?
- Will I get a written report when the job is finished (R.S. 37:2158)?
- If I want testing, which separate, independent company will do it? (A remediation contractor may not assess the same property.)
- What is the water source, and who is fixing it?
- Does your price include removing and replacing insulation, or is that separate?
- Will you confirm the roof leak or vent problem is fixed before you start?
Attic mold questions
What causes mold in an attic?
Moisture that cannot escape. The usual sources are roof leaks, bathroom or dryer vents that blow into the attic instead of outside, blocked soffit vents, and sweating AC ducts or an air handler in a hot, humid attic. Fixing that source comes before cleaning.
How much does attic mold removal cost?
Published national estimates put attic mold remediation at $1,500 to $9,000 (Fixr, Aug 2025) or $1,000 to $4,000 (This Old House, Mar 2026). The roof repair, new insulation and any ventilation work are often separate. New Orleans-area quotes vary with attic size and access.
Is attic mold dangerous if I never go up there?
Attic air can move into the living space through ceiling gaps, light fixtures and leaky ducts. EPA and CDC describe mold's main effects as allergic and irritant reactions, with people who have asthma or weakened immune systems more sensitive. If anyone has symptoms, see a doctor.
Will my homeowners insurance pay for attic mold?
Sometimes. Roof and wind damage usually goes to your homeowners policy, but mold coverage depends on the cause and your policy's mold limits. A sudden storm leak is treated differently from a slow leak or poor ventilation. Photograph the damage and call your insurer before work begins.
Can I spray the attic myself?
EPA says homeowners can usually handle less than about 10 square feet of mold. Attic decking growth usually covers more than that, the space is hot and cramped, and disturbed insulation spreads dust. Spraying without fixing the moisture source rarely solves the problem.
