Is mold an emergency?
Usually not in the 911 sense, but act within days. The urgent part is stopping the water and drying out, because the EPA says to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth. Move faster for large areas, mold after flood water, mold in the air handler or ducts, or anyone in the home with breathing problems.
Can mold make you sick?
Mold can cause allergic and irritant reactions such as a stuffy nose, coughing, wheezing or itchy eyes, according to the EPA and CDC. People with asthma, allergies or weakened immune systems may be more sensitive. If anyone in the home has symptoms, see a doctor. This site does not give medical advice.
Is black mold more dangerous than other mold?
Color doesn't tell you how risky a mold is, and the cleanup is the same either way: fix the water and remove the growth carefully. Any mold can bother people who are sensitive to it. Treat a large dark patch like any other large mold problem. See mold removal for how the work is done.
Can I clean mold myself?
Often, if it is small. The EPA says homeowners can usually handle an area of less than about 10 square feet once the water problem is fixed. Scrub with detergent and water, wear gloves and a mask, and dry the area fully. In Louisiana, owners and tenants may do their own work without a license. Larger areas, mold inside walls or ducts, or flood water call for a professional.
Cost
How much does mold remediation cost in New Orleans?
Published national guides put remediation at about $10 to $25 per square foot of affected area. This Old House (Mar 2026) puts a typical job at $1,200 to $3,750, and Fixr (Aug 2025) gives a wider $1,500 to $9,000. These are estimates, not quotes. Use the cost calculator, then compare written quotes.
How much does mold testing cost?
Fixr's January 2025 national figures put inspection with testing at $450 to $800, with an average near $500. An air test runs about $500 to $700 and a tape or swab surface test about $150 to $200. A post-remediation clearance test is usually a separate charge from a separate company.
Why do mold quotes vary so much?
Companies may be quoting different scopes. One may include containment, removal, drying and a clearance test; another may leave out testing or rebuild. Crawl-space or attic access, ductwork and flood damage across a whole floor all change the price. Ask for an itemized written scope so you can compare line by line.
Testing
Do I need a mold test if I can see the mold?
Usually not. The EPA says that in most cases, if visible mold growth is present, sampling is unnecessary. The plan is the same: fix the water and remove the mold. Testing can help when you smell mold but can't find it, when you need documentation for a dispute, or when you want a clearance check after the work.
What is the difference between an air test and a surface test?
An air test pulls a measured amount of indoor air through a collector, usually compared with an outdoor sample, to show what spores are in the air. A surface test uses tape or a swab on a stain to identify what is growing there. Fixr puts air tests at about $500 to $700 and surface tests at about $150 to $200. See mold inspection and testing.
Is free mold testing legit?
Be careful with it. A free test from a company that also sells removal gives that company a reason to find a problem, and in Louisiana a remediation contractor may not also do the mold assessment on the same property. Quotes through this site are free, but lab tests cost money. If you want a test, hire an independent company.
Louisiana rules and licenses
Do mold remediation companies need a license in Louisiana?
For larger jobs, yes. Louisiana requires a Mold Remediation license from the Louisiana State Licensing Board for Contractors (LSLBC) for mold remediation projects of about $7,500 and up (La. R.S. 37:2150.1). Before you sign, look up the company's license on the LSLBC website. Never assume a company is licensed because it replied to a request.
Can the same company test for mold and remove it?
Not on the same property. In Louisiana, a mold remediation contractor may not also do the mold assessment on the same property, or own the company that does (R.S. 37:2158). Requests here can reach both kinds of company, but choose a separate, independent company for any assessment or clearance test.
What paperwork should a mold company give me?
For licensed jobs, ask for a written contract with the license number, price and insurance certificates (R.S. 37:2159), a written report when the work is done (R.S. 37:2158), and proof of at least $100,000 in liability insurance and workers' comp (R.S. 37:2156.1). No work should begin before everyone signs the contract.
Do I need a permit for mold removal in New Orleans?
Mold cleanup itself usually isn't permitted work, but in New Orleans drywall replacement generally needs a permit, as do electrical, plumbing, roofing and historic-district exterior work. Your rebuild contractor should pull it. Metairie, Slidell and other places outside Orleans Parish follow their own parish or city rules.
Renters and insurance
Who is responsible for mold in a New Orleans rental?
Usually the landlord, when the cause is a repair issue. Louisiana's Civil Code makes the lessor responsible for necessary repairs (arts. 2682 and 2691), and mold from a roof or plumbing leak is commonly treated that way. Damage a tenant causes is the tenant's to repair. Put requests in writing and keep copies. This is general information, not legal advice. See mold in rentals.
Can I withhold rent because of mold?
Don't withhold rent without advice. Civil Code art. 2694 lets a tenant make necessary repairs and deduct the cost, but only after a demand, a reasonable time for the landlord to act, and for necessary, reasonably priced work. Talk to a legal aid office or a lawyer first. You can also ask the City of New Orleans through 311 how rental complaints are handled.
Does insurance cover mold after a flood or leak?
It depends. Flood damage goes to your flood (NFIP) policy, and wind, roof and plumbing damage usually goes to your homeowners policy. Mold coverage depends on the cause and your policy's mold limits. FEMA says NFIP policyholders must take steps to limit mold after a flood and should talk to their adjuster before signing a cleaning or remediation contract.
Storms and flooding
How fast does mold grow after a flood?
Fast enough that the EPA says to dry water-damaged areas and items within 24 to 48 hours. In a New Orleans summer, with dew points around 72 to 74°F, a closed-up house without power dries slowly. That is what happened to many homes after Ida in 2021, when all power was lost in Jefferson Parish. See mold after floods and storms.
What should I do before tear-out after a storm?
Photograph and video everything before tear-out, keep samples if your adjuster asks, and dry out within 24 to 48 hours where you can. Call your insurer or flood adjuster before signing a cleaning or remediation contract. Throw nothing away that the adjuster may want to see until you know what they need.
How do I avoid contractor scams after a hurricane?
Verify the LSLBC license, get a written contract and avoid large upfront payments. Never pay in cash, gift cards, wire or crypto. Taking payment and not starting work within 45 days can be residential contractor fraud under R.S. 14:202.1. Be wary of door-knockers, and read any 3-day cancellation notice, which can have exceptions for emergency work.
