When mold testing helps, and when it does not
EPA's guidance is direct: "In most cases, if visible mold growth is present, sampling is unnecessary." If you can see it, the fix is the same whatever the type. Stop the water, then clean or remove the growth.
Testing earns its cost in a few situations:
- Hidden mold: a musty smell with no visible growth, or a past leak inside a wall or under the floor
- A dispute: you need written evidence for a landlord, a buyer or seller, or an insurance adjuster
- Clearance: you want an independent check after remediation, before walls are closed or before you move back in
- Health questions: a doctor has asked about mold exposure at home
If none of those apply and the mold is in plain sight, you can skip testing and go straight to mold removal quotes.
What a mold inspection typically includes
Inspectors work differently, so ask for the scope in writing. A thorough visit usually looks like this.
Questions and history
Leaks, storms, smells, who lives there and what you need the results for.
Visual walk-through
Rooms, attic, AC closet, under sinks and, in a raised house, the crawl space.
Moisture readings
A moisture meter, and sometimes a thermal camera, find damp drywall, flooring or framing that looks dry.
Samples, if needed
Air samples, surface samples or both, sent to a lab for analysis.
Written report
Findings, photos, lab results and where the moisture is, so remediation companies can quote the same scope.
Air samples vs. surface samples
| Air sample | Surface (tape or swab) sample | |
|---|---|---|
| What it measures | Spores floating in the room, compared with an outdoor sample | What is growing on one spot |
| Best for | Hidden mold, a musty smell, clearance after work | Confirming that a stain is mold |
| Limits | A snapshot of one moment; outdoor spore levels change with the weather | Says nothing about the rest of the house |
Neither test tells you how much remediation costs or how far mold runs inside a wall. Moisture readings and opening the wall do that. Ask the inspector what each sample is meant to answer before you pay for it.
The two-company rule
In Louisiana, a mold remediation contractor may not also do the mold assessment on the same property, or own the company that does (R.S. 37:2158). NOLA Mold Remediation can pass your request to both kinds of company, but they should be different businesses. No state license for mold assessors or inspectors was found, so ask an inspector about training, insurance, which lab they use and whether they have any ties to a remediation company.
Mold testing in New Orleans: local reasons people order it
The New Orleans climate keeps air moist most of the year: about 63 inches of rain annually and summer dew points around 72–74°F (NOAA). Mold can grow where you cannot see it, such as inside an exterior wall, behind a shower or on the underside of a floor over a crawl space.
About 49 percent of New Orleans households rent (American Community Survey 2020–2024). For a tenant, a short written report can turn "it smells musty" into something a landlord takes seriously. Put repair requests in writing first and keep copies; the rental and apartment mold page covers the basics.
After a storm or flood, testing is rarely the first step. Dry the house and document the damage first. There is no state requirement we could find for a mold inspection or a "mold-free" certificate after a flood, so be cautious of anyone selling one. See mold after flooding.
Buying a house? A general home inspection may note visible mold or moisture, but sampling is usually a separate service. The guide is mold testing worth it? walks through the choice.
What mold inspection and testing cost
| Item | Typical range | Source |
|---|---|---|
| Mold inspection / testing | $450–$800 (avg ≈ $500); inspection only $300–$600 | Fixr, Jan 2025 |
| Air test · surface (tape/swab) test | $500–$700 · $150–$200 | Fixr, Jan 2025 |
More samples, a larger house or cutting into drywall to look add cost. Compare removal prices on the cost page.
Health note
The EPA and CDC describe the main health effects of indoor mold as allergic and irritant reactions. People with asthma, allergies or a weakened immune system may be more sensitive. If anyone in the home has symptoms, see a doctor. A mold company can clean a house, but it cannot give medical advice. A lab report does not diagnose illness; a doctor does.
When to test, and when to just clean it
EPA says homeowners can usually handle a moldy area of less than about 10 square feet themselves, and Louisiana lets owners and tenants do their own mold work without a license (R.S. 37:2157). A small, visible spot rarely justifies a lab fee. Larger areas, hidden growth and disputes are where an independent inspection pays off.
Questions to ask an inspector
- What training do you have, and do you carry liability insurance?
- Do you or your company own or work for a remediation company? (In Louisiana, the remediation contractor may not assess the same property.)
- What will each sample tell me, and which lab analyzes it?
- Will I get a written report with photos, moisture readings and lab results?
- If I hire a remediation company later, will you do a separate clearance check, and what does it cost?
When you move on to remediation, check the contractor's LSLBC license, written contract, insurance proof and written report. The checklist is on the mold removal page.
Mold testing questions
Do I need mold testing if I can see the mold?
Usually not. EPA says: "In most cases, if visible mold growth is present, sampling is unnecessary." Visible growth needs the same fix whatever the species. Testing earns its cost when the mold is hidden, when you need evidence for a landlord, seller or insurer, or when you want a clearance check after remediation.
How much does a mold inspection cost?
Fixr's national figures (Jan 2025) put mold inspection and testing at $450 to $800, about $500 on average, and an inspection without lab samples at $300 to $600. An air test runs about $500 to $700 and a tape or swab surface test about $150 to $200. Quotes for mold testing in New Orleans vary with house size and the number of samples.
Is there free mold testing in New Orleans?
The quotes through this site are free, but the testing is not. Lab samples cost the inspector money, so a company offering a free test may be hoping to sell the remediation. In Louisiana, the remediation contractor may not also do the assessment on the same property, so a free test from a remediation company deserves a second look.
Are mold inspectors licensed in Louisiana?
Louisiana licenses mold remediation contractors through the LSLBC, but no state license for mold assessors or inspectors was found. Ask an inspector about training, insurance, which lab analyzes the samples and whether they have any ties to a remediation company.
Can the company that tests for mold also remove it?
Not on the same property in Louisiana. A mold remediation contractor may not also do the mold assessment there, or own the company that does (R.S. 37:2158). Hire the inspector and the remediation contractor separately.
